California’s Tenant, Homeowner, and Small Landlord Relief and Stabilization Act of 2020, CA AB 3088, provides specific guidance for what Landlords must do in order to lawfully evict a Tenant. According to this statute, Landlords must include specific language in their Notice to Pay or Quit, including language to inform Tenants of their right to submit a Declaration of COVID-19-Related Financial Distress.
This 15-Day Notice to Pay or Quit includes the required language from this bill, which is also known as the California Code of Civil Procedure 1179. In addition, it includes the required attachment of a copy of the Declaration of COVID-19-Related Financial Distress form for Tenants to complete if relevant.
