But, you will want to be familiar with Missouri Landlord-Tenant Laws when managing your rentals.

Category State Law
Ending and Renewing Year-to-Year Tenancy: Either party may terminate by giving written notice at Least 60 days before the end of the Lease term. Month-to-Month Tenancy: Either party may terminate with at least 30 days’ written notice.
Security Deposit Security deposits may not exceed two (2) months' rent. A Landlord may not require upfront payment of the last month's rent to exceed this limit

Note: Missouri statutes do not include pet deposits in this limit, two months' rent plus an additional pet deposit may be charged.

Returned Payment Fee Landlords may charge a reasonable service charge, not to exceed $25 plus an amount equal to the actual charge by the depository institution, for the return of dishonored checks.
Late Fee Assessed fees must be reasonably related to the expenses the Landlord incurs as a result of a late payment.
Insurance Requirements

Landlords may require occupants to obtain renters insurance and can make the failure to do so a breach of the lease.
Notice to Enter Missouri has no requirements regarding the amount of notice a Landlord must give before entry for non-emergent reasons. That said, we recommend giving at least 24 hours’ notice.
Landlord Requirements St. Louis: In addition to the Fair Housing Act protected classes (race, color, religion, sex, familial status, or national origin), St. Louis also prohibits discrimination on the basis of sexual orientation or source of income.

Contact your local housing or zoning office to be sure your rental property complies with city and county requirements for inspections, rent control, occupancy limits, property codes, and zoning. Many cities and counties require inspections and registrations and have specific maintenance regulations.

Required Disclosures

The only required disclosure in Missouri is a Lead-Based Paint Disclosure.

  • Lead-Based Paint Disclosure: Pursuant to federal law, if the property was built before 1978, Landlords must provide Tenants with a lead-based paint disclosure.

No, Missouri Lease Agreements do not have to be notarized. As long as the Lease is agreed upon and signed by both parties, it’s legally binding and fully enforceable.

What is the standard Lease term in Missouri?
The standard Lease term in Missouri is one year (12 months). While oral and written Lease Agreements are accepted, any Lease longer than one year must be in writing to be enforceable. Regardless of the Lease term, we recommend always using a written Lease Agreement to ensure that you’re protected.

  • Missouri 10-Day Demand for Possession:This form should be used if the Tenant is in violation of the Lease Agreement. It’s a necessary first step before filing for eviction.
  • Missouri Demand for Rent:This form should be given to Tenants that break the Lease by being late with rent payments. This is a required first step before initiating eviction proceedings.
  • Missouri Abandoned Property Notice:If rent is past due for at least 30 days, Landlords may serve a Tenant with this Notice, stating that the Landlord considers the property abandoned. If the Tenant does not reply within 10 days stating that the property is not abandoned, the Landlord or property manager may enter the property and begin preparing it to be rented by new Tenants.
  • Missouri Methamphetamine/Controlled Substance Disclosure: This disclosure is required if a property has ever been used as a Methamphetamine Lab or if the Landlord has any knowledge that the property has been used for Meth production.
