Pennsylvania Rental Agreement Forms and Landlord Resources

Every state has a few absurd laws on the books and Pennsylvania is certainly no exception. One example is the ridiculous law that states, “All fire hydrants must be checked one hour before all fires.’ Such laws cannot be upheld and are generally ignored. Pennsylvania landlord-tenant laws on the other hand, cannot be ignored. Landlords and property managers in PA are expected to be knowledgeable of the landlord-tenant laws and to uphold them. For this reason, we provide Pennsylvania landlords and property managers with the tools and resources necessary to stay on top of the laws as they continue to change. For example, PA landlords and property managers need to know that, “beginning with the second and each subsequent year of a lease, or during any renewal after the expiration of 2 years of tenancy, any security deposit in excess of one month together with interest shall be returned to the tenant. Interest must be paid each year on the security deposit on all deposits held over two years.”

Our state assist provides the confidence landlords and property managers need in their leases to ensure compliance with Pennsylvania residential renting laws. Our state mandated and vast selection of relevant rental forms help to ensure highly organized and effective management. When in need of tenant screening services, we offer a comprehensive screening. Sometimes landlords want feedback from their peers which they can get by posting their questions on our FORUM page. Your questions will be answered by seasoned property managers, landlords or attorneys who frequent the forum page.

If you’re ever in need of a contractor, you don’t have to leave our site because we offer a list of contractors under our resources category as well. And, for those times when you may have to consult in person with an attorney, just visit our Pennsylvania directory of attorneys found on the resource page.

My New Tenant is a Dog
Posted August 24, 2016
It has been more than five years since the federal law on assistance animals got its last major revision; yet, landlords continue to send questions and comments on the topic to our chat, email and online forums. Admittedly, it was a dramatic shift, requiring rental property owners who had traditionally banned dogs and other animals to accept tenants with assistance animals. Even landlords who welcomed pets have been scratching their heads over new guidelines on animal deposits and fees.

Should Your Rental Lease Have a Marijuana Clause?
Posted July 27, 2016
Imagine that the single family home you own in a quiet neighborhood was just leased to a family that moved from out of state. You pop by a few weeks after lease-signing to drop off extra keys and see how they are settling in. Instead of beds, sofas and other décor, you find that each room has been fitted with grow lights connected to hazardous tangles of electrical cords. Your tenants have stripped your house of furnishings and converted it into a greenhouse for growing marijuana.
