Pennsylvania Rental Agreement Forms and Landlord Resources

Every state has a few absurd laws on the books and Pennsylvania is certainly no exception. One example is the ridiculous law that states, “All fire hydrants must be checked one hour before all fires.’ Such laws cannot be upheld and are generally ignored. Pennsylvania landlord-tenant laws on the other hand, cannot be ignored. Landlords and property managers in PA are expected to be knowledgeable of the landlord-tenant laws and to uphold them. For this reason, we provide Pennsylvania landlords and property managers with the tools and resources necessary to stay on top of the laws as they continue to change. For example, PA landlords and property managers need to know that, “beginning with the second and each subsequent year of a lease, or during any renewal after the expiration of 2 years of tenancy, any security deposit in excess of one month together with interest shall be returned to the tenant. Interest must be paid each year on the security deposit on all deposits held over two years.”

Our state assist provides the confidence landlords and property managers need in their leases to ensure compliance with Pennsylvania residential renting laws. Our state mandated and vast selection of relevant rental forms help to ensure highly organized and effective management. When in need of tenant screening services, we offer a comprehensive screening. Sometimes landlords want feedback from their peers which they can get by posting their questions on our FORUM page. Your questions will be answered by seasoned property managers, landlords or attorneys who frequent the forum page.

If you’re ever in need of a contractor, you don’t have to leave our site because we offer a list of contractors under our resources category as well. Pennsylvania landlord-tenant laws are complex, so we've put together a FAQ-style summary of PA rental laws for quick referencing.

Should I Call My Tenant's Previous Landlords?
Posted November 28, 2016
Applicants for your rental property completed their forms, agreed to a background checked and showed you recent pay stubs to verify their income. You've met with them and have a good feeling in your gut. It's decision time, right? Well, not quite. You have a few more questions to ask before you should sign a lease with these applicants. But the answers are only a phone call away. Obtain your applicant's permission, and then reach out to current and former landlords and interview them. These people have, or had, a relationship with your applicant. Ask if the tenant pays or paid rent on time. Ask if they took care of the unit during their time there. Ask whether neighbors ever complained about the tenant.

The Accidental Landlord: Should We Try Renting Out Our Old House?
Posted November 14, 2016
Carrie Kirby and her family faced a tough choice when they left Chicago in 2012 to return to California. The Chicago Tribune columnist wrote about having to decide between selling her and her husband's Illinois home at a loss or becoming landlords. They chose the latter. Many homeowners confront this same scenario, as circumstances force a family to move. It could be landing a new job, searching for better schools or even inheriting a property. With the housing market beginning to pick up, many hope that selling the old house will be a snap, but the fear is that if it doesn't sell quickly, there will be two mortgages to pay.
