New Jersey Eviction Laws: Notice to Quit for Non-payment
Under NJ Rev Stat § 2A:18-61.2(3), Landlords may terminate a Tenancy if the Tenant has unpaid rent. If the Landlord has accepted late rent before or if the Tenant is habitually late with rent, the Landlord must give the Tenant 30 days to pay the Landlord in full.
If the Tenant fails to pay all unpaid rent and fees, the Tenancy will be terminated, and the Tenant must vacate the property or face eviction proceedings.
