Using The 14-Day Demand For Rent Form

Problem tenants need to be dealt with carefully by the landlord, especially when non-payment of rent is the issue. When a tenant has not paid their rent then the landlord can use the 14-Day Demand For Rent Form to alert the tenant of the issue and give them the opportunity to correct the problem.

This form can only be given to tenants that have not paid their rent. It does not cover any other violation of a lease agreement. This form can help landlords collect the money they are owed or proceed with evicting a tenant that has been uncooperative. The results of using this form will always be beneficial for the landlord. They will either get their money or they will have the property under their control again with the ability to find new and more reliable tenants to occupy the space.

Serving The Notice

There are a few different ways that landlords may serve the notice. This can be done by:
  • Hand delivery,
  • Mail,
  • Leaving the notice at the premises.

We highly recommend handing this form directly to the tenant. This ensures that they see and understand the form and that the 14-day period they have to comply with begins as soon as possible.

This form contains the name of the tenant, the address of the leased property, the date the notice was delivered, the amount of rent owed, the amount of time the tenant has to pay the amount or vacate the property and a warning about what will happen if the tenant does not cooperate.

Following The Legal Processes

It is crucial to follow the steps for eviction to the letter, otherwise the landlord risks having to wait even longer to carry out an eviction and regain control of the property. Missing a step or not waiting the appropriate amount of days before filing with the court can also cause delays or even make it easier for the tenant to win a ruling in court.
