Navigating Connecticut’s eviction process requires thorough knowledge of the state’s procedures and its judicial department forms. Connecticut supplies a helpful set of instructions - along with sample forms - in this guide for the landlord who seeks to evict a tenant. The eviction information guide is not a substitute for legal advice.

Connecticut has established a series of specific steps that all landlords must take when a tenant is evicted. The steps, as well as the landlord’s responsibility at each step, are laid out in detail in this guide. The guide also supplies information and addresses for the state’s Superior Court Housing sessions.

The multi-step eviction process is described in paragraph form in the guide and is followed by an appendix. Below the appendix section, you will see a copy of each of the eight eviction forms, each with the JD-HM prefix followed by a number. The forms coincide with various phases of the eviction process, and they are:

  • Notice to Quit Possession
  • Summons Summary Process
  • Summary Process Complaint Nonpayment of Rent
  • Summary Process Complaint Lapse of Time
  • Motion for Default Failure to Appear
  • Motion for Default Failure to Plead
  • Summary Process Execution for Possession
  • Affidavit Re: Noncompliance With Stipulation
