Virginia Eviction Laws: Immediate Notice to Quit
Virginia law allows landlords to issue an immediate notice to quit when a tenant engages in illegal activity that threatens the health or safety of other tenants. An immediate notice to quit can be issued when the tenant engages in:
- Illegal drug activity
- Violent acts
- Criminal activity that threatens the health and safety of others
When an immediate notice to quit is issued, there is no notice requirement. The landlord can demand that the tenant vacate the property immediately.
If the tenant fails to comply with this notice, the landlord may initiate eviction proceedings.
