Often times, when the cost of living or maintaining a property increases, you may need to correspond the tenant’s rent with that amount. Sending out the proper notice of increase is the next step. This document is for landlords looking to increase the tenant’s rent in Ontario. The Notice of Rent increase must be completed and delivered to the tenant before the rent can be increased. Before filling out this document, it is imperative that the landlord makes sure that this Notice of Rent Increase is in compliance with the conditions of Ontario’s landlord-tenant law. The Ontario Residential Tenancies Act is maintained by the government of Ontario. It gives the government the ability to enact regulations.

At least 90 days before the proposed date of the rental increase is when the landlord must give notice to the tenant. The notice can be mailed, hand delivered, sent electronically or even left in the mailbox, however, it may not be posted on the door. Landlords may only increase rent twelve months after the previous increase or after twelve months of tenancy.

This document is used for most Ontario landlords. However, there is an exception for properties that are exempt from select sections of the Residential Tenancies Act, if the property is in a care home, or if the landlord and the tenant have signed another agreement to increase the rent above the set guideline. Each year The Ontario government announces the guidelines for rent increases for the following year. This form is to notify a tenant of an impending rent increase.
