It is almost always the landlord’s responsibility to make needed repairs.

SMOKE DETECTORS
For properties rented or leased, an owner is generally responsible for testing and maintaining smoke alarms in an apartment complex or multi-unit building and single-family residence.

Starting January 1, 2016 - Landlords are also responsible for installing additional smoke alarms as needed to comply with building standards.

To be approved and listed by the State Fire Marshal, a smoke alarm must display the date of manufacture, allow a place for the date of installation to be written, incorporate a hush feature, incorporate an end-of-life warning, and, for battery-operated devices, contain a non-removable 10-year battery.

PLEASE NOTE: These rules may be superseded by a local rule or ordinance that is more stringent than state law. Check with your local fire marshal or housing office.

You scratch my back. I'll scratch yours. This can be the perfect arrangement for a landlord and a tenant. Perhaps your last tenant left your cozy rental shack in a shambles, or maybe you just found the best real estate deal ever, but it needs a bit of work.

Solution: Get a handy tenant to make the necessary repairs for either free or reduced rent. You come up with the terms and place them in this starter template. Make it yours! Add your conditions, whatever they may be directly into the text box. It is really as easy as one, two, three.

First, click the yellow button that says, “Create Document." On the next step, you will see a Document title, a category and a text box. Feel free to make the title whatever you want it to be. IF you want this arrangement to be part of your lease, then change the category to “Addenda” in the drop-down menu. Read through the template and add or delete text. Click "create and print" and choose the property from your list, answer any additional information on the next page and that is it! Create and preview your form.

Before you know it, you will have your walls painted; you're plumbing repaired or that wallpaper from the seventies removed.

DID YOU KNOW? Most tenants who put work into their living spaces tend to take better care of it? One of the ezLandlordForms’ staff members had a brand-new kitchen completely installed by a tenant. The tenant picked out the cabinetry, flooring and counters. The arrangement was in place, reduced rent; landlord provides the supplies and tenant does the work, VOILA! The rental unit has a brand-new kitchen. The tenant is very happy, the real estate increases in value. This is a win-win situation.

BEWARE! Some tenants will tell you the work is being done when months have passed, and it has not even begun. Make sure that you check up on the tenants in an arrangement like this. Build into this form a term for frequent inspections. You can even create a deadline!
