Virginia Eviction Laws: 21/30 Day Notice to Quit
Under Virginia law, when tenants violate a lease agreement, they have 21 days to cure the violation. If they fail to cure the violation within this period, they must vacate the property within 30 days.
Landlords must provide tenants with Notice that includes:
- A description of the lease violation
- How long tenants have to cure the violation
- Notice that the lease agreement will terminate if the tenant fails to comply with the Notice
If a Tenant does not cure the lease violation or vacate the property, the landlord may initiate eviction proceedings. This Notice is a required first step in the eviction process.
