I would like to sell my rental When the new buyer purchases the house who gives the notice to the tennant because its not going to be my house This is in Massachusetts The new owners want it for themselves

The lease would determine this. If the lease is silent or there is no lease, amount of notice would be usualy 30 days if rent is paid monthly. I personally would wait until the sale goes through and have the new owners deal with the issue of giving notice. My reason is : if the sale, for some reason does not go through and you give your tenants notice to vacate. You end up with no sale and no tenants.
