I have been using a property manager that doesn't use contracts with the tenants or down payments. He was charging the tenants every four weeks for the rent and which results in 13 payments instead of 12 payments and thats where he would get the down payment. It was very convenient to the tenant. Me and the property manager have parted ways, but I have a good relationship with the tenants. My goal was to let the tenants pay once a month. Should I get them to sign a contract?

Yes! No lease and no security deposit is just asking for trouble.

Say the tenant does something you don't want them to do, like smoking in the unit. Well, you have no written contract so it's your word against theirs. That's just one example.
