Hi, I had two tenants and one had to move out. Remaining tenant found a new roommate and will be signing a lease at end of term. Remaining tenant just wants to keep current security deposit with me the landlord. Is there a document that is between the tenants so all are in agreement, or that states tenants will work out how funds are transferred. ie new roommate to pay old roommate portion of security deposit. thank you kathy

Kathy, you can certainly add a new tenant with an addendum. You would want to get in writing/receipts ect. for new deposit, returning old.
