I am about to purchase a 4plex, and the current owner has two tenants living there currently. He told me that there were no leaes agreements. One of the tenants is wonderful, keeps a clean apartment, and I would most likely try to keep her around. The other tenant is a meth user, and I would want him gone ASAP (he is also the current owners brother). What are my rights if no lease agreement exists?

Unless otherwise specified within the lease, the rental agreement may be terminated by the tenant or the landlord by giving notice of at least 30 days. So in order to remove this tenant, you first have to give a 30 day notice. If he does not vacate, then you may have to evict. I would talk to the owner if you can before you purchase and have him remove his relative before you go to settlement.
