I am renting my house starting 10/1. When should I have the tennant sign the lease and, what deposit do they give me at that time?

hi you can have the tenant sign the lease a couple weeks before move in date.Let them know if they decided not to rent the house they will loose their security deposit.first month's rent should be given on the day of move-in.Also do not allow tenant to live out their deposit as last month's rent.This will save you a headache later for misunderstandings.
