Forum / General Property Management / room size requirement

I am new for rent. If the area of a studio apt in my house is smaller than that of the minimal size required by town, like 300sf vs 400sf. Can I rent it by a room instead of a studio? Is there any requirement (need permit?) for renting a room in the house?
