One potential tenant asked if he could split up the deposit and pay it over 3 months. Is this common prctice or should we require the deposit in advance?

The most common practice for the landlord's protection is to take the entire security deposit up front before the tenant moves in. But in light of the economy and the fact that many people may not be able to afford it; having a tenant pay the deposit in installments in a fairly common practice. I would make sure and document this on the lease and in a separate agreement that your tenant will sign.
