Landlord Question and Answer Forum
My current tenants did not tell me ( landlord) that they had a water leak inside the bathroom wall creating puddles on the bathroom floor. They knew for at least 3 weeks and if it weren't for an observant handyman it would still be undetected. Tenants claim they knew. Can I claim negligence on their behalf in letting water damage the wall, floor in the bathroom by not telling me? I have in my lease that Resident will notify landlord if any repairs are necessary.

Yes you can. Security deposit? can be kept and depending on cost to repair damages,they can be sued for damages under willfull negligence if you have it in writing that they claimed they were aware of the leak.
