Lease Purchase agreements sometimes have additional rent amounts that is applied to the purchase price each month as well as require a downpayment.
But remember it is a lease/rental agreement as well. I is important then, to secure your position and to take a security deposit as well and cleaning deposit as permitted within your state. Each state has different regulations, I believe in Idaho there are no limits to the amount you may charge for a security deposit.
