On Sunday I got a report that the gate to the apartment complex was not working. I went out and found that someone had hit it with a car, and tore the metal arm that allows the gate to open and close. Then I found a brand new red sticker on a tenants window from a huge party they threw the night before. The red sticker means the party was too loud, the police were called and they broke up the party, and fined the tenants. I received an email from another tenant that there were "hundreds" of people going in and out of that community gate, surely, most of them were guests of the tenants that got the red tag. Can I charge those tenants for the cost to repair the gate???

Even though it seems evident that the damage to the gate was done by your tenants or one of their party guests, unless there was a witness, it may be difficult to prove. Gather information from other tenants as well as the police report and consult an attorney to see what you can do. After all that, it may still end up as a claim for your property insurance.
