Does anyone have any experience having a co-signer on their lease or rental agreement? What is the correct legal language needed for it to be enforceable?

This web-site has an excellent co-signor addendum/agreement. The most important item is to make sure that the co-signor understands that they are fully responsible for unpaid rent and/or damages to the rental property.
