I have a tenant that is willing to pay half for a new garage door in a commercial garage. What type of problems can this cause in the future?

If you're interested in putting in a new garage door and like the tenant's offer, I would just make sure the tenant understands that this does not entitle the tenant to any ownership of the door or any other fixture in the leased premises.
