I have a Tenant who is pretty good, pays on time keeps the place nice. But I have a strict no pet policy and I found out he has a pet. Is it worth it to make a stink or should I just let it go?

Let it go. Have him pay a non-refundable pet deposit to clean carpets, etc. afterwards

As long as they are an overall good tenant who pays their bills and only has a minor slip up, I would agree to let it go!
