assuming you're responsible for property maintenance for a complex with 200+ townhouses ---
-- that lessee's stay an average of 2-3 years ---
-- that there may or may not be pets and most likely will be children --
-- WHAT QUALITY CARPET WOULD YOU INSTALL? Would you spend the money for high quality carpet? Or would you get as inexpensive carpet as possible knowing you'd be going through new tenants every 3 years or so on average.

RE: quality of carpet
I prefer a strong but inexpensive nylon carpeting in multi colors or a dark color for stain hiding. I also use a good padding as I have heard that it gives the carpet longer life. I also make sure that all of my carpet is stain guarded. That tends to be a life-saver.
