I have a 2 part question..
1. if someone turned in an application and are interested in renting your place, can you still continue to show the property and accept applications?
2. If all checks out fine, but you just have some concerns about one of the tenants, can you legally not rent to them? please advise..
one last thing, how long can you hold onto an application before you start the credit and background check?

I would let all of your prospects know ahead of time of your intentions. I usually accept a number of applications and choose from them. Be careful that you use the same criteria for choosing for all of your applicants and NEVER go against fair housing laws.
