What is the legal proceedings to evict a tenant in Ohio? It states in my lease if they are late 2 months out of a 12 month period, they can be subject to eviction. This is the 2nd month of their lease and the 2nd month they are late!!!

I wish I could tell you definitively, as I worked as a traveling agent (throughout the U.S.) who went to rental communities that were having problems with tenants. I'm not sure if the same rental laws apply to private landlords in your state, but the general pattern was either -
issue a 3 day pay or quit notice in the first month of late rent; if the rent is not paid in 3 days after notice given, a 30 day notice to vacate may be given. In many states, however, if rent is late an eviction can be filed in the county courthouse of the 10th of the month.
Unfortunately I do not remember OH law, as it has been a while since being assigned there - so you may have to look for further info.
