Landlord Question and Answer Forum
As a new landlord that has been swamped by inquiries by my tenants of fixing appliances that WERE working upon acceptance(refrigerators namely) as well as minor plumbing issues....who's responsibility is it to take care of such issues? is it unreasonable for me to charge $10 for every visit to cover gas driving there?

It would depend on what your Lease specifies as the tenant's responsibility. Also if you can prove that a repair is needed due to tenants negligence you may also be able to charge them for the repair. The Lease on this site allows the Landlord to create exact procedures of how maintenance issues are handled. I personally have the tenant responsible for all repairs up to $100.
