Am I obligated to accept Section 8? Does it come under the discrimination clause? In NC you cannot discriminate based on the source of the income, but on the HUD website it says "if the landlord agrees."

You are not obligated to accept section 8. When someone calls on one of my properties I simply tell them that we are not section 8 approved.
At the same time, I have a friend/fellow investor who loves his section 8 tenants. The government pays on time, every time.
Try reading The Section 8 Bible to get the low down on section 8. Alternatively, you can find a property manager that is familiar and comfortable managing section 8 housing.
