I have a tenant who I have struggled with this past year, to even pay the rent on time.I have told him he needs to look for another place. He told me to use the security as this months rent! I did a inspection of the apt. and found the carpeting to be very very dirty. It was clean when he moved in. How do I get him to cover the cost of cleaning them, if I don't have the deposit as backup? I have told him this makes no sense, but he is avoiding me now. Please Help!!!

After he leaves you can do an inspection and if there are damages you can file in court for the damages. Just make sure you get pictures and evidence. And frankly, it may not even be worthwhile unless there is substantial damage as even after winning in court, you still need to collect.
