Hi. I'd like to terminate the lease with my tenant for not paying rent on time (has been going on for 18 months). I'd like to avoid costs for eviction and just terminate the lease? Any suggestions?

Not paying rent should be sufficient to terminate a lease.

send him notice of late fees if beyond 3 days of due date and enforce it. Late fees are usually no more than 10%
