Previous tenants left washer, dryer, stove and refrigerator. We are leaving them in the rental for the new tenant to use. Can we put a clause in the rental agreement that appliances are for tenants use, but will not be replaced. The tenant would have to purchase appliances at that time.

I believe that you can. If it is not mandatory that your furnish the home with appliances ,then you can state that at the begining of the lease.
