I have a property in Columbia SC. I completed a pre inspection prior to the tenant of two years moving out. However, the satelite dish is broken, the thermostat facing is not on the wall. She also wanted me to reactivate the security alarm in the middle of her lease and I did so because someone had broke into the home twice. Unfortunately, I didn't get our agreement in writing other than a verbal agreement that she would pay the monthly monitoring fee. I paid the bill but I want to know can I deduct the cost of the satelite dish and the monitoring service fee from her security deposit?

If it was not unfortunately written in the lease agreement, you may have to eat the monthly monitoring fee, but I would definitely deduct the broken satelite dish and the thermostat. Please take pictures of the broken items in case the tenant ever tries to take you to court over it.
