I have tenents who's lease ended 1/31/08 and i want to remove the washer & dryer.the original lease said they can use it. I told them i was going to remove them and they told me i can't does anybody know if i can by law.In new jersey

Sounds like you should be able to do this since the lease has ended. I am uncertain as to New Jersey law.

Are the tenants still renting from you beyond the expiration of the Lease? If you continued the Lease by accepting Feb. rent from them then you would probably have to abide by the terms of the original lease. If they are month to month for instance and notice of 30 days is required; you can probably give them a 30 day notice that the washer and dryer will no longer be included.
