Our tenant called to say he had just returned from a week-end away to find the refrigerator not working and the food spoiled. We will replace the appliance with another tomorrow but who is responsible for the value of the spoiled food?

Hi Caryl,
You need to check your lease and see what it says. If it doesn't address the situation and you continue to include the refrigerators in your rental, you may want to state what happens if it malfunctions. You may want to consider if you want to include refrigerators in your units in the future. For now, consider offering to pay for half the cost of replacing food and make it a win-win situation. Keep us posted.
