I have a tenant who is having financial issues. He would like me to only list his wife as responsible for the lease. Should I do this? From what I read, all people over the age of 18 need to be listed as tenants and anyone under the age of 18 is considered a occupant? the house is in Maryland. What is legal? His wife is the one who pays the bills and the check only has her name on it.
