My tenant is not paying her rent on time. Are there any laws staing you can charge late fees on rent in Massachusetts? If so what is the percentage?

RE: Late Fee
Late fees must be spelled out in written lease agreements, and even then, the landlord cannot collect the fee unless the tenant is 30 days late with the rent. Many landlords will send proper notice of eviction, which is 14 days, I believe in MA for non-payment as soon as 24 hours after tenant is late. This is probably a better solution than waiting 30 days to charge a late fee. MA laws can be VERY complicated, seeking a lawyers advice can never hurt.

RE: Late Fee
Why are you worried about late fees AFTER the tenants sign the lease? All that should have been in the lease agreement. If they're not paying their rent on time, find out why. You can also send them a Notice to Pay or Quit. The late fee is the least of your worries. Ask yourself, "How long can I survive without rent income to pay my bills?"
