Where did all this appeal come from,a tenant can appeal a eviction, and also they can appeal a judgement which takes out more time. I f you know you are going to have trouble getting your money is it better to go the route of a 30 day for no cause termination or go for the non payment of rent .

Even if you go with a 30 day for no cause, you still have to go through the courts and there is still the chance that your Tenant will appeal. In many states, though, a Tenant cannot just appeal to keep themselves in the rental longer...some states require that rent be paid into the court...and some states have stringent rules such as requiring an attorney to represent; or posting fees.
