Landlord Question and Answer Forum

Forum / General Property Management / Insurance Deductible recovery
My tenant left water running in the home upon move-out. I do not think it was intentional. So far the Insurance Adjuster says my claim will exceed $15,000. Do I have a right to sue the previous tenants for my 5,000 deductible? How about lost rent for the time its taking me to repair the home? I'm located in Virginia.

RE: Insurance Deductible recovery
I want to know how this turned out?! I would think the damage due to negligence on the part of the tenant (whether it was intentional or not) is the responsibility of the tenant.
