service animals and wheelchairs

Two things: I am not clear on the wording I can use to ask for proof that an animal is truly a "service animal" and is necessary for the tenant's well-being; and how do you inform someone in a wheelchair that they will most likely have to replace the carpet when they leave because of the damage that wheelchairs cause?  The ground-in dirt and the tracks made by the wheels are not "normal wear and tear" and cannot be fixed.

"Service Animals" need documentation from the ADA (contact the nearest federal HUD office). A doctors note will not suffice.  As for the wheelchair issue, if worse comes, you may be taken to court and a judge will decide.
