Damages to property after move out

I recently had a tenant move out that had multiple dogs that ruined the flooring (hardwood and carpets). The house smells like pet urine and cigarette smoke(non-smoking property), air filters were filthy. Obviously the house will have to be painted and flooring replaced. What is the best remedy for this. My inclination is letters to the tenant and company that he worked for which were both on the lease to pay for damages along with withholding deposits both pet and property. I am right in the process of getting estimates for repairs. I believe the process should be letters with pictures of damages and accounting for deposits along with demand for repairs. Suggestions or advice on how to proceed?

You're doing it correctly. Take a lot of pics and get professional estimates. Withhold the deposit and, if the repairs exceed, file in court for both tenant and company.
