My lease was up 4 months ago. The old lease says you forfeit your security deposit. I signed a new lease at the end of October that starts December 1st. The new lease states if I break the lease I forfeit security deposit and pay 2 months buyout fee. Since I signed the new lease, it has become a dangerous area, homeless people sleeping in halls, hookers, and vandalism. Therefore I'm moving out before the new lease starts. Can they only take my deposit? Or will they get me for the two months buyout fee as well?

If your lease states a "break clause" or a buy-out clause than your landlord is entitled to such. The reason or when you sign the new lease is irrelevant.
