We are in Ohio and are landlords of a townhome. We signed a lease on October 13, to begin on Jan 1. There has been no money that has changed hands and won't be until the end of December. Due to some unforeseen incidences, we will have to move into this townhome. Is it possible to break this lease without any consequences?

Much would depend on what your lease says and IF you think this tenant would even enforce it. To me January is plenty of time for them to find a place to live. I would let them know ASAP.
