Landlord Question and Answer Forum
We are landlords that have tenants that are always late with their payments. They are now arguing about late fees. They claim that they paid a months rent yesterday and shouldn't be charged late fees for this month. We feel that this month is still late because what they paid was put towards back rent owed. Are we legally allowed to charge late fees this way?

What good are late fees when you can't even collect the rent. Time to move on with this tenant. Cut your loses and serve them with a 3-day notice. I use a company to do this. The notice must be prepared properly. cost in CA is approx $30. This does not cover cost if you take them to Small Claims Court.
