Landlord Question and Answer Forum
As a landlord in California are we able to go into the back yard to see if tenants are keeping it up without giving them a written notice?

RE: Back yard of tenants house
I would give notice. I have a property where I have reserved the right to use a large shed in the backyard and therefore have retained the right to the backyard and have spelled that in the lease. But if you have no such arrangement - unless there is an emergency, I would give notice. If you can view the yard from a neighboring property, try that and take pictures of the poorly kept yard.
