Can someone simplify the subject of prorating the first months rent. Tenant moved in on the 17th of the month. But gave me a full months rent. Does this cover the full second month and I receive a prorated amount on the 1st of the second month, for the first 17 days of the first month. Hope this isn't too confusing. Thanks

When does your Lease begin? If it begins on the first of the month, then I would use the full month as the second months rent and have your tenant pay the prorated amount for the 17 days at the beginning of the second month of the Lease. Or, you can have the tenant pay on the 17th of every month. But make sure your Lease reflects your choice.
