Hi, I am a LL in Washington DC renting out a room in my home to a tenant who has decided to move out and has not given 30 day written notice. She told me 15 September 2009 that she wanted to move out 1 October, 2009. Can I keep any part of her deposit since I wasn't given proper notice?

Assuming she's MtM and there's no writting guidance on the lease, 30 day is the expected norm, but tough to inforce. If there's no damage to your property upon inspection, best thing is to cut all ties and refund.
