Is there any time frame a change to the terms of a month to month lease has to be given to the tenant beyond 30 days? Also, what kind of changes would be allowable, such as including rent increase to include water. William C., VA

Changing the terms of a fixed lease agreement (a lease with a beginning date and ending date) would have to wait until the lease ends. If there is no lease and the tenant is paying rent monthly, it is usually established then that the tenant is on a periodic lease. With this kind of lease in Virginia, if the tenant pays month to month - then 30 days would be needed to give the tenant in writing any changes as well as the option for the tenant to move out. Week to week leases would require a 7 Day notice.
