Landlord Question and Answer Forum
Tenant refused to pay the rent for September and gave a verbal 30 day notice of moving. A 12 month lease was just signed in August by the tenant. The tenant stated she might stay till the end of October without paying the rent.
What are the step-by-step actions I can take against the tenant (including letters and notices), and do I owe the tenant the security deposit?

RE: Failure to Pay Rent
First you must serve notice according to your state's regs. I believe CA is a 3 Day notice; this web-site has information in the articles section and also has the notices for CA. The security deposit can be used to offset any damages, financial and physical. But you must follow proper procedures according to your state law.
