Landlord Question and Answer Forum
I have rental property located in Washington State. I have 2 tenants and 1 of the tenants is moving out. They have 8 months remaining on the current lease. The tenant that would like to stay has another roomate that would like to move in. All parties have agreed to the arangement. Can I just add an adendum to the current lease releasing the tenant that is moving out from the lease and adding the new tenant that is moving in?

Yes you can, that is what an addendum can be used for. any alterations or additional clauses that the landlord wants to make into effect that was not in the original lease.
