The renter backed out after a week. Because it was the end of the month we gave back security dep and last month but not 1 st month. They think they are entitled to all money back. Are they? we are in Mass

Much of this depends on what your rental application states or if a receipt was given indicating the use of these monies OR if the lease was signed. If your rental application specifies that the deposit is non-refundable if applicant fails to sign a lease and move in after approved; then generally the applicant would have to forfeit the deposit. If a lease is signed; in some states not only is the tenant can the tenant forfeit the deposit monies but may alos be responsible for more months rent until the property may be re-rented.
